FLORIDA POLYTECHNIC UNIVERSITY
FPU MIXED USE BUILDING CONSTRUCTION (P3 Partnership)
Notice To Developers
March 2, 2018
Florida Polytechnic University, on behalf of its Board of Trustees, announces that the University is seeking A Public Private Partnership (P3) to design, build, finance, operate and maintain the project listed below:
Project No.:18-004
Project Name:Mixed Use Building Construction (P3 Partnership)
Location:Florida Polytechnic University, JD Alexander Campus, 4700 Research Way Lakeland FL, 33805-8531 at 4400 Polytechnic Circle
Mixed Use Building including University Employee Office Space
FPU is seeking input on the potential to provide office space relief for University employees by Soliciting responses from interested parties (“Respondents” or “Private Development Partners”) who are qualified and experienced in P3 financing and delivery of projects. The University is considering entering into a Public-Private Partnership or “P3” Agreement with a Private Party or Parties to develop, design, finance, and operate a new on-campus mixed-use building that could accommodate approximately 100-125 Faculty/Staff at its main campus in Lakeland, Florida. The Project could consist of office space as well as any other commercial components that the University could accept and is required to make the financial model feasible.
Due to the scope and size of the original 3 story 60,000 G.S.F. contemplated on the University Campus Master Plan, FPU is evaluating potential opportunities to leverage private sector involvement, innovation, and expertise. The opportunity to transfer functions normally undertaken by FPU (financing, design development, construction, operations, and maintenance) to the private sector is being considered to generate innovative design and financing concepts along with accelerated project delivery.
In addition to a long term Ground Lease to the Private Developer Partner, FPU may consider offering some Capital Investment dollars to assist with the project dependent upon the financial model and agreement terms being offered by the Private Developer Partner.
