UCF 597 Biological Sciences Renovation
NOTICE TO CONSTRUCTION MANAGERS
The University of Central Florida Board of Trustees, announces that services in the disciplines of construction management will be required for the project listed below:
Project No.: UCF - 597
Project and Location: Biological Sciences Renovation, University of Central Florida, Main Campus, 4111 Libra Drive, Orland Florida 32816.
The project consists of a renovation of the existing Biological Sciences Building, which is forty-five years old with an annex that is 17 years old. The building comprises five stories and 116,607 gross square feet. The renovation will include modifications to major building systems to meet current occupancy and life safety codes.
Major systems included in this scope consist of, but are not limited to, HVAC, building automation, laboratory ventilation, and life safety systems. The project may have limited associated interior scope, such as ceiling, lighting, and finish replacements.
The total project cost will be approximately $9,500,000 for planning, design, permitting, construction, and commissioning. The project budget may be changed at UCF’s discretion, and this project is subject to the availability of funding.
NOTE: The Selection Committee may reject all proposals and stop the selection process at any time. The University also reserves the right to cancel the project at any time.
The contract for construction management services will consist of two phases. Phase one is pre-construction services, for which the Construction Manager will be compensated in accordance with the CM Sliding scale found on the UCF Facilities Planning and Construction website. This fee will be pro-rated based on the design phase which the Construction Manager starts work. Phase one services include value engineering, constructability analyses, development of a cost model, estimating, and the development of a Guaranteed Maximum Price (GMP) at 100% Construction Documents. If the GMP is accepted, phase two, the construction phase, will be implemented. In phase two of the contract, the Construction Manager becomes the single point of responsibility for performance of the construction of the project and shall publicly bid trade contracts. Failure to negotiate an acceptable GMP within the time provided in the agreement may result in the termination of the Construction Manager’s contract.
